Heading South This Winter? How to Rent Out Your Toronto Home with Confidence

Dreaming of trading Toronto’s freezing temperatures for sunshine, sandy beaches and a slower pace of life this winter?

Every year, homeowners head south to enjoy warmer climates, spend time with family or embrace the freedom of working remotely. But there is one question that often holds them back:

“What do I do with my home while I’m away?”

Leaving your property vacant for several months can feel unsettling. Renting it out can generate income and help offset expenses, but it also comes with understandable concerns.

What if you choose the wrong tenants? What happens if something breaks? How do you manage a rental when you are thousands of kilometres away?

With the right preparation, professional guidance and qualified tenants, renting out your furnished home can be a rewarding experience.

Make Your Home Work for You

1. Turn an Empty Home into an Income-Producing Asset

Rather than leaving your home sitting empty, consider offering it as a fully furnished rental.

Toronto attracts corporate professionals, executives on temporary assignments, film and television professionals, relocating families, and homeowners completing renovations.

These renters often value a move-in-ready home with comfortable furnishings, a fully equipped kitchen and utilities already arranged.

Depending on location, condition and amenities, a furnished rental may be an attractive alternative to vacancy.

2. Finding the Right Tenant Is Everything

Your home is more than an investment. It is where you have created memories, invested money and built your life.

That is why proper tenant screening matters.

The goal is not simply to find someone willing to pay rent, but qualified tenants who understand and respect the responsibility of living in someone else's home.

Our screening process may include:

  • Employment and income verification
  • Credit history review
  • Identification and application verification
  • Previous landlord references
  • Rental history and supporting documentation
  • Conversations to understand the applicant's rental needs
  • Prepare Before You Depart

3. Protect Your Property Before You Leave

Preparation is one of the most important steps in renting out your furnished home.

Create a detailed inventory of furniture, appliances, electronics and household items, supported by photographs.

Remove sentimental belongings, important documents, jewellery and valuables you would not feel comfortable leaving behind.

Before handing over the keys:

  • Review rental coverage with your insurance provider.
  • Address maintenance concerns and test smoke and carbon monoxide alarms.
  • Confirm essential systems are functioning properly.
  • Prepare an Ontario-compliant lease and appropriate additional terms.
  • Document the home's condition and provide a clear inventory.

Important Ontario Consideration

Many furnished rentals in Ontario are governed by the Residential Tenancies Act. A fixed lease end date does not, by itself, guarantee a tenant will leave when you plan to return in the spring. Review possession and termination rules with a qualified professional before committing to a rental arrangement.

Know the Rules Before You Go

Residential Tenancies Act | Landlord and Tenant Board

Ontario leases are governed by the Residential Tenancies Act (RTA), with disputes handled by the Landlord and Tenant Board (LTB). There is one standardized

There are limited statutory exceptions, so have an expert assess your specific situation.

Furnishing a home or calling the lease "temporary" does not automatically remove these protections.

Be Transparent About Your Return Date

Have an honest conversation with prospective tenants.

Explain that the home is your personal residence, that you intend to return on a particular date, and that you are seeking applicants whose own housing plans fit that period.

Ask about their intended departure plans without suggesting their legal rights disappear at the end of the lease.

Understand the N11 and Personal-Use Rules

An N11 (Agreement to End the Tenancy) can record a mutually agreed termination date.

It cannot be required as a condition of granting a tenancy or used to bypass tenant protections.

Once a tenancy is underway, the parties may voluntarily discuss an N11; never pressure a tenant to sign.

A valid N11 is not a guarantee of immediate vacant possession if a tenant stays: LTB procedures may still be required.

If you intend to move back into your home, ask a qualified professional whether the N12 personal-use process applies, including eligibility, good faith, required notice, compensation and timing.

A fixed-term lease does not simply end because the date arrives.

Work with an Experienced Professional

A Realtor experienced in Ontario furnished rentals, and a licensed paralegal or lawyer for legal questions, can help you understand risks, prepare compliant paperwork, and set realistic expectations. Plans can change. Clear conversations and careful screening reduce surprises, but cannot eliminate them.

Urban Dwell Insight: In our experience, upfront, honest conversations about the owner's return and the tenant's own plans have helped avoid move-out issues. Always be transparent.

Document, Maintain & Inspect

Practical Steps for a Furnished Rental

Complete a Thorough Move-In Condition Report

Before the tenant takes possession, prepare a room-by-room condition report with date-stamped photos or video.

Record the condition of walls, floors, fixtures, appliances, furniture, linens and household items.

Include a detailed furnished inventory, meter readings and keys or fobs.

Invite the tenant to review and acknowledge the report and keep copies securely.

Book the Move-Out Review in Advance

Well before the anticipated departure, coordinate a move-out walkthrough and compare the home with the original report and inventory.

Knowing that the property will be reviewed at move-out can encourage tenants to take greater care — much like a rental-car return inspection.

Document any changes fairly, allowing for ordinary wear and tear.

Address any disputed damage through the appropriate LTB process.

Consider Monthly Professional Housekeeping

For luxury furnished homes, I recommend arranging monthly professional housekeeping as a clearly agreed service in the rental arrangement.

Regular cleaning helps maintain the home, stay on top of the property, identify maintenance concerns early and support a smoother move-out.

Agree on the cleaning schedule, service and access arrangements in advance, and review the terms for RTA compliance.

A cleaner should report genuine maintenance concerns through an agreed process so issues can be addressed promptly.

Build Your Away-from-Home Support Plan

Confirm emergency contacts, tradespeople, insurance coverage, a local keyholder and procedures for repairs.

Schedule lawful maintenance inspections when appropriate, with required notice and permitted entry hours.

A strong plan protects your property without interfering with the tenant's rights.

My Recommendation: Make condition reports and agreed housekeeping part of your rental preparation checklist, not an afterthought.

Enjoy the Winter, Not the Worry

4. What Happens When You Are Miles Away?

Imagine enjoying morning coffee overlooking the ocean when a plumbing issue arises back home.

Before you travel, establish a clear plan for communication, emergencies, repairs and property access.

Depending on the services arranged, this could involve a local property manager, trusted contact or qualified tradespeople who can respond when needed.

5. Price Your Furnished Home Strategically

Furnished rental pricing is different from traditional unfurnished leasing.

Location, seasonality, condition, amenities, utilities, parking and lease duration all influence demand.

Pricing too high can create unnecessary vacancy; pricing too low can leave valuable income on the table.

A realistic market assessment helps establish an appropriate rental rate and marketing strategy.

6. Enjoy Your Winter with Greater Peace of Mind

Renting out your home while travelling should support your lifestyle, not complicate it.

With thoughtful preparation, careful tenant selection, appropriate legal protections and a reliable local support plan, you can feel more comfortable spending extended periods away.
